Cape Haze Deed Restriction Update

Dear Cape Haze Neighbor,

We hope this email finds you and your family well.

Just over a month ago, the deed restrictions for Cape Haze went back into effect.  Since then, many of the violations were addressed in person, and we are thankful to report that more than half of those violations have been rectified.  Thank you!  Many of the homeowners that represent the balance of the violations are dealing with issues from Hurricane Ian that prevent them from getting back into their homes.  We want our neighbors to know that the Cape Haze Board and community understand their situation.  We appreciate your communication to let us know your circumstances and we will continue to work with you as you transition back to normal.

As a reminder for all Cape Haze residents, the deed restrictions were approved by our community many years ago and apply to all properties in Cape Haze, regardless of your CHPOA membership status.  While CHPOA oversees the enforcement of the restrictions, all property owners have a responsibility to be compliant.  As we return to normal, we would ask everyone to review the deed restrictions and then review your properties to ensure that they are in compliance.  The Board would also encourage property owners to review their property for hazards that could lead to injuries, such as broken fences and seawalls, downed trees, industrial equipment, storage containers, etc.  These nuisances are the responsibility of the property owners and represent possible liabilities, especially to those owners that allow or encourage others to use their property.  Please let us know if you have any questions.  Please let Chuck McGalliard, our deed restriction chair, know if you have any questions or concerns. His number is 407-765-9655

Just over a month ago, CHPOA participated in the Great American Cleanup.  Volunteers from Cape Haze spent a few hours cleaning up debris from Placida Road.  In that spirit, and as part of reviewing our own properties, we encourage all property owners to inspect around their immediate neighborhood for items that could be picked up.  All of us can be ambassadors in accomplishing the mission of CHPOA.  If there are items that are too big or heavy, please let us know and we will assist in getting them removed.

As another season in Cape Haze ends, we hope for safe travel for neighbors that are heading north.  We look forward to seeing everyone in the fall.  Please stay in tune with Cape Haze by visiting the website, www.capehaze.org.

Sincerely,
Board of Directors, Cape Haze Property Owners Association

The mission of CHPOA is to do, that within our power,
those things that will maintain or improve the quality of life and
